What is COMPITE?
COMPITE is Mexico Property Partner’s interior design service for vacation rentals. We design, furnish, and set up your apartment so it can compete on Airbnb based on its value—not just its price. It is led by Jade Mons, with vacation rental strategy provided by Andrés Alonso Galvez.
What does the Airbnb furnishing service include?
Design concept, mood board by space, furniture, decor, televisions, fully equipped kitchen, white goods, lighting, supplier comparison, purchasing, receipt and inspection of each item, assembly, installation, and final styling. A single team coordinates everything, and the delivery date is set in writing.
How much does it cost to furnish an Airbnb apartment in Playa del Carmen?
As a reference, prices range from $180,000 to $320,000 MXN for a studio or 1-bedroom unit, from $350,000 to $550,000 MXN for a two-bedroom unit, from $600,000 to $800,000 MXN for a three-bedroom unit, and starting at $850,000 MXN for four or more bedrooms. Added to that are our fees: a fixed design fee based on the property type and 15% plus VAT for procurement management, calculated as a percentage of the total project budget. You set the final budget before we begin.
How long will the project take?
The concept, mood board, and final budget are delivered within a maximum of 15 business days. The delivery date for the finished apartment depends on the suppliers’ schedules and is confirmed in writing before you make a purchase. We can begin the design process before the apartment is handed over to you, so that the furniture will be ready when you receive the keys.
What's the difference between this and the developer's furniture package?
The developer's package is usually delivered within a few days, but in our experience, it's more expensive than it seems, doesn't hold up well to the heavy use associated with vacation rentals, and leaves your apartment looking exactly like the others in the building. It also lacks features that Airbnb requires. If you’ve already signed up for it, we’ll use that list as a starting point and let you know what’s missing.
Who sets the budget?
You. Before we start designing, we agree on a maximum budget and work within that limit. If it makes sense to spend a little more on certain items—such as mattresses or a sofa—we'll show you the options before making a purchase.
Do I need to be in Mexico during the project?
No. You approve the mood board and the budget remotely, and we receive, review, assemble, and install everything. For purchases, you can use a card designated for the project or a Mexican bank account, and with suppliers that accept them, you can also use U.S. credit cards.
In which cities do they work?
In Cancún, Playa del Carmen, and Tulum.
What is the occupancy rate of the furnished apartments offered through COMPITE?
In the apartments we have furnished, the average annual occupancy has ranged from 70 to 74%. Every apartment is different, so we do not guarantee occupancy or income.
Can you manage the apartment after it's been furnished?
Yes. Once the project is complete, we can manage it on Airbnb: listing, guests, cleaning, maintenance, and reports to the owner.
